Important To-Dos Before Putting Home for Sale

You have made the decision to put your home on the market. Now what? Before your home enters a competitive real estate market, there are a number of items to check off your to-do list. Here are five of the most important to-dos:

1. Home AuctionConsider an agent walk-through. An experienced real estate agent will be able to walk through your home before any prospective buyers and make suggestions to home repairs and updates that should be made in advance of any showings.

2. Organize and reduce clutter. Before you can clean and prepare your home for the market, you must reduce clutter. Clutter can mean excess furniture, closets that are packed to the brim, and boxes and boxes stacked in your basement or garage. You may need to rent a storage unit or locker to store items until your home is sold. Less clutter means rooms that look larger and brighter—and more appealing.

3. Clean thoroughly. Pull out those cleaning supplies! You will want to clean each room of your house, taking special care to wash windows inside and out, remove mildew and touch up grout in all bathrooms, and clean carpets and window treatments.

4. Make small fixes. This is the time to make those small changes you may have been neglecting for some time. For example, touch up interior paint and update any broken or outdated cabinetry or door knobs and handles. While these might seem like small details, they can make a big difference.

5. Enhance your curb appeal. Take a look at your home from the front yard. Does your home make a positive first impression? What might seem concerning to a prospective buyer? If your gutters are sagging or dirty, or your front walkway is lined with overgrown bushes and dead flowers, you could turn off a buyer before he or she even steps inside your home.
